Does a Lower Commission Mean You Net More When Selling a Home in San Jose?

Every seller I meet asks about commission before anything else. After more than 22 years selling homes in Cambrian, Willow Glen, and across San Jose, I can tell you it is the most natural question and the least useful starting point.

I was recently quoted in a FastExpert commission survey, and my point was simple: the number that matters is what you walk away with at closing, not what you pay your agent. Let me show you why.

Read the full article: Average Real Estate Commission by State (2026 Survey Data) on FastExpert, where I was quoted on why your net at closing matters more than the commission rate.

What do agents say sellers pay in commission in California?

FastExpert’s 2026 survey asked agents nationwide what they charge. Here is what agents surveyed reported:

  • California tied for the lowest average total commission at 5.32%, compared with 5.84% nationally.
  • The California average splits into roughly 2.73% on the listing side and 2.59% on the buyer side.
  • 86.4% of agents said the seller still usually pays the buyer’s agent, two years after the NAR settlement.
  • 91.5% said they are willing, or might be willing, to negotiate.

These are agent-reported averages, not official figures, and not a rate to expect on any specific listing.

Why is the cheapest commission rarely the best deal for a San Jose seller?

Because commission is one line on your closing statement, and strategy drives the rest. Take a Cambrian home listed at $1.8 million. A one-point commission savings is $18,000. If that same home is priced 5% too high and sits, the eventual price cut can cost several times that. This is an illustration, not a prediction.

Where your net is actually made or lost:

  • Pricing. The first two weeks on the market set the tone. Miss the price and you spend the rest of the listing recovering.
  • Preparation. Repairs, staging, and pre-listing inspections reduce a buyer’s leverage before they write an offer.
  • Negotiation. Clean terms often beat a slightly higher price with strings attached.
  • Disclosures and contracts. One missed detail can reopen negotiations after you have committed to your next move.

Preparation beats price cuts. A discounted fee attached to a thin plan is not a discount.

Is real estate commission negotiable in San Jose?

Yes. Commissions are negotiable in California, and there is no standard rate. Negotiable does not mean the lowest number wins. It means you should know exactly what you are getting for every dollar before you sign.

What should you ask an agent before signing a listing agreement in Santa Clara County?

  1. How will you price my home, and what data backs it up?
  2. What prep do you recommend, and what will it cost me?
  3. How will buyer agent compensation be handled in offers?
  4. Who actually does the work: the agent I am meeting, or someone else?
  5. How do you handle inspections, disclosures, and repair requests?
  6. Can you show me a net sheet at three different sale prices?

If an agent cannot answer these clearly, that tells you more than their rate does.

What do most agents not tell sellers about commission?

Ask for the net sheet first, not last. Look at it at three price points, with and without prep. Once you see the numbers side by side, the commission line is rarely the biggest swing.
