The inventory just hit a two-year high, so sellers, pay attention.
As of the end of June, Santa Clara County had 1,072 active single-family homes on the market. That’s still the highest we’ve seen heading into summer in the past two years, even though inventory has started to come down a bit over the last few weeks.
Now, prices are still holding. The median sold price last month was $2.65 million, and the median price per square foot was just over $1,100.
So yes, buyers are still paying a premium, but they’ve got way more choices than they did just a few months ago.
And that’s where it gets tricky. More listings mean more competition. So if your home doesn’t stand out from day one, it’s going to get overlooked.
Buyers are still active. They’re just way pickier.
The median days on market jumped to 13, up from eight in March. So those first two weeks on the market matter more than ever.
