I track every submarket in San Jose, and here’s where things stand right now in April so you can compare.

Chapter 2: How 95124 Compares to South San Jose, Blossom Valley, and Evergreen

South San Jose homes are sitting 31 days before going under contract, selling for just under $1.3 million.

Blossom Valley is a slightly different story. Homes are selling for about $1.5 million, but inventory is piling up and days on market has increased to 10.

Even Evergreen, where you’ve got Silver Creek and some of the most impressive homes in the county, is averaging around $2.2 million sold and taking about two weeks to get there.

Now, here’s 95124.

The median sold price is $2.25 million, with a median of 8 days on market. Buyers are paying an average of 106% of the asking price, and price per square foot just jumped to $1,310, up more than 8% since February.
