We've sold homes in both neighborhoods for over 35 years. When buyers ask us which one is better, our honest answer is always the same: it depends on what kind of life you want to live. These two neighborhoods attract different personalities, different priorities, and different definitions of "home." Let's break it down, no fluff, no filler.

The Vibe and Lifestyle

Cambrian, San Jose

Cambrian feels settled and grounded. It's a neighborhood of tree-lined streets, established families, and homes that have been loved and maintained for decades. You get more square footage for your dollar here than almost anywhere else inside San Jose. There's a quiet, unhurried energy, the kind of place where neighbors know each other, kids ride bikes, and summer evenings are spent in the backyard. It's not a flashy neighborhood, and that's exactly why so many families stay for 20 or more years.

Willow Glen

Willow Glen has character with a capital C. The heart of the neighborhood, Lincoln Avenue, is walkable, charming, and lined with independently owned restaurants, coffee shops, and boutiques. Homes here tend to be older Craftsman and Spanish-style bungalows with original architectural details that new construction simply can't replicate. There's a strong community identity here, a robust social calendar, and a sense of pride that shows up in beautifully maintained front yards and seasonal decorations year-round. If walkable neighborhood energy matters to you, Willow Glen wins.

Home Prices and What You Get

Both neighborhoods sit in the upper tier of the San Jose market, but there are meaningful differences in what your dollar buys.

Cambrian: Median home prices generally run from the mid-$1 millions to the low-$1.5 millions for single-family homes. You'll typically find larger lots, more square footage, and updated kitchens and bathrooms reflecting the wave of renovations over the past decade. Ranch-style and split-level homes dominate the landscape.

Willow Glen: Median prices are comparable, but you often get less square footage for the same price. What you're paying for is location, walkability, and the architectural character of the homes, features that hold their value exceptionally well because they're simply irreplaceable.

In both markets, well-prepared homes priced strategically generate multiple offers and sell above list price. We see it consistently.

Schools

School district boundaries are one of the most common deciding factors for families, and also one of the most frequently misunderstood. Always verify current boundaries directly with the district before purchasing.

Cambrian: Most of the Cambrian neighborhood falls within the Cambrian School District for elementary and middle school (K through 8), which feeds into the Campbell Union High School District, including Branham High, Del Mar High, and Leigh High. Cambrian School District schools consistently receive strong community ratings.

Willow Glen: Willow Glen is primarily served by San Jose Unified School District. Willow Glen Middle School and Willow Glen High School serve the area and are known for their established community identity and active parent involvement.

Both districts have strong schools within them. If a specific school is a priority, we always recommend identifying your target school first and working backwards to the homes within its attendance boundary.

Commute and Location

Cambrian: Positioned in southwest San Jose, Cambrian offers quick access to Highway 85, making it one of the most practical neighborhoods for tech workers commuting to Apple Park in Cupertino, Google in Mountain View, or Nvidia in Santa Clara. The 85 is one of the most important commute corridors in Silicon Valley, and Cambrian's proximity to it is a genuine advantage.

Willow Glen: Located more centrally in San Jose, Willow Glen offers easier access to Highway 87 and downtown San Jose. It's an excellent choice for professionals working in downtown SJ, the airport corridor, or tech campuses closer to the city center.

Who Each Neighborhood Is Best For

Choose Cambrian if you:

  • Want more square footage and outdoor space for the price
  • Are commuting toward the 85 corridor (Apple, Google, Nvidia, Cisco)
  • Prefer a quieter, family-centric neighborhood where you can put down roots
  • Are relocating and want a turnkey home with strong school district access

Choose Willow Glen if you:

  • Value walkability and want restaurants and coffee shops within walking distance
  • Love architectural character and older homes with original details
  • Are drawn to a strong community identity and neighborhood events
  • Work in downtown San Jose or along the 87 corridor
