The term gets used loosely, so let's be precise. There are three distinct stages where a buyer can gain an edge before a property reaches the open market.
A home is listed as "Coming Soon" on Compass and the MLS, with no showings permitted yet. Serious buyers can see it's coming, prepare their financing, and request early access the moment it becomes available. Being first to schedule matters more than most buyers realize.
This is the most powerful pre-market option. A seller chooses to list their home exclusively within the Compass network, visible only to Compass agents and their buyer clients. It never appears on Zillow, Redfin, or Realtor.com. The seller gets to test pricing, gather market feedback, and preserve their privacy. The buyer gets an opportunity to purchase with significantly less competition than a full MLS launch would create.
These are properties that never get officially listed anywhere. The seller has a relationship with a trusted agent, often us, and the agent reaches out to qualified buyers directly before any formal marketing begins. These are rare, but they happen regularly in Cambrian and Willow Glen because of the deep community relationships we've built over 35 years.
Understanding the seller's motivation helps buyers appreciate the opportunity. Sellers go pre-market for several reasons.
Privacy: They don't want strangers walking through their home every weekend. A Private Exclusive allows them to find the right buyer discreetly.

Access to pre-market properties isn't automatic. It requires positioning. Here's what makes the difference.
Be pre-approved, not just pre-qualified. Sellers and their agents take pre-approved buyers seriously. Have a full underwritten pre-approval letter from a reputable lender before you start your search.
Work with a Compass agent. Only buyers represented by Compass agents have access to the full inventory of Compass Private Exclusives. This isn't a minor distinction. In active micro-markets like Cambrian and Willow Glen, it can be the difference between getting the house and missing it.
